We received a brief from an old client of ours to investigate a property he was looking to buy at Sangotedo, this land was going for N7,000,000 and situated at a very strategic area of sangotedo. At first glance we realized this property was unreasonably cheap for its location so we got to work.

We met with the seller and requested to see his title documents which he did. He provided us with a copy of his deed of assignment to view, afterwards we requested he take us to the customary landowners he claimed to have bought the land from which he was very reluctant to do. He kept saying that taking us to these customary landowners will attract unnecessary attention to himself as he’s trying to dispose the property quietly.

We collected a copy of his documents and took our leave with the intention of conducting our own private investigation. We engaged the services of some of our contacts within that community to assist us in verifying land. We were taken to meet the Baale of that community who was able to shed light into the activities of the seller and the documents he was relying on as proof of title.

We were able to discover that the title documents the seller was trying to use to sell the property were forged hence the reason why he was desperate to sell at a ridiculous price. Also, we were informed by our sources that the seller had pulled off several of these kind of deals, selling lands without documents or selling lands that have been entrusted in his care by their owners.
