STATUS OF THE LAND: Firstly the Sellers claimed that they were the owners of the land from time immemorial and there has been no form of Government interference in that land ever since. They claimed to own all that vast area of land and it was free from encumberance. Bottomline, select your plot and pay cash. Upon Investigation, it was discovered that the land Falls within Ogun State, not Lagos and it has been acquired by Abia State for Agricultural Purposes.

 

RECOMMENDATION: I swear anybody that has land there or intends to buy land there should just be ready to turn their House to a Palm Tree Plantation for Abia state very soon. Avoid buying in this Area if you value your Bank Account

ALLEGED OWNERS: A Previous Buyer trying to offload his land secretly to an unsuspecting buyer

 

STATUS OF THE LAND: The Agent representing the Seller took us to the place and showed us the land. He claimed that the land belongs to his Client and that the Seller bought it from the Omoniles some years back but he intends to resell it now because he wants to travel. We asked him about the documents and he showed us a deed of assignment from the Omoniles, A survey plan, receipt and a copy of the Badore Gazette which he stated that the land falls into. Upon Investigation, it was discovered that this land falls within the COOPERATIVE VILLA GOVERNMENT ALLOCATION SCHEME.

RECOMMENDATION: How these Omoniles do these things baffle the hell out of me. How did they forge a deed, survey plan and claim the land falls under the Badore Excision only for us to find out that it falls within the Cooperative Villa Government Scheme? These Crooks won’t go unpunished and I feel so rry for those who have bought lands there ignorantly that would never have the opportunity to perfect their documents.

 

3. LOCATION OF THE LAND: Igbanko Village Badagry

 

Buying a Land that has been designated for Agricultural purposes is the quickest way for your house to get demolished when Government is ready to use that land.

STATUS OF THE LAND: Owners of the Land were so adamant that there was no encumbrance on their lands. They showed us a perimeter survey showing the particular portion of land they intend to sell. Upon Investigation, we found out that the Land falls under NTDA ROYAL PALM SCHEME.

RECOMMENDATION: Mscheewww….Some of these Agents and Sellers of Dubious Lands in Badagry need a gentle pat on their heads with a Hammer. That’s all I can say about this lot. Be careful when buying a land in Badagry that isn’t verified. Remember it wasn’t too long ago that the Nigerian Police demolished over 600 houses there when they discovered that Omoniles resold their lands to Unsuspecting buyers.

Avoid buying a Property from this area especially with lands from that Real estate company with its signboard unless you are just buying Wahala for yourself at Oko Agbon Ibeju Lekki.

ALLEGED OWNERS: Talemu Family Land

 

STATUS OF THE LAND: This particular search is very funny because it was been marketed by one of these real estate developers looking to attract people to buy into their estates through an instalment plan. They have swanky fliers showing how the estate would look like and showed me a perimeter survey of the land they bought from the Family. They claimed to have sold a lot of lands to prospective buyers and very soon the caterpillars will come to the land to clear the place and deliminate the roads. We asked them what accompanying document they have and they told us that they have applied for the gazette and the Excision is under processing at the Land registry at Alausa.

As Usual we don’t take their word for it until we confirm it and our Investigation revealed that this land falls within the IBEJU COASTAL CITY RESIDENTIAL SCHEME.

RECOMMENDATION: Na wah o! How a real estate company would be deceiving people to buy lands in a place where Government wants to build a full residential scheme like Jakande Estate or a G.R.A is just too callous for comfort. See some pictures of the area so that you don’t mis-waka to go and buy there too o! Money don enter bush for the people wey buy here. Confirm!

 

5. LOCATION OF THE LAND: Oko Olomi Ibeju Lekki Lagos State

 

STATUS OF THE LAND: This is a strange case of back and forth Investigations. The sellers were confident that their land wasn’t under acquisition and they have duly applied for for a Gazette which they were sure the Government would approve. They gave me their Gazette file number to search and upon investigation I found out that they indeed do have a file number to process their Excision. A further search at the Surveyor General’s office showed that the land is under Government acquisition and the land falls within a government allocation zone.

The Sellers didn’t want to believe and rained curses on me for spoiling their market. I advised them to do their own search and they later confirmed to me that their gazette will not be processed and that it was just carrying file number for nothing.

 

RECOMMENDATION: No comment. The only advice I gave my client was for him to use his 2 left legs and run from that community until they settle their wahala.

 

6 . LOCATION OF THE LAND: Gbelero Street Ikola Ipaja

 

STATUS OF THE LAND: The Sellers claimed to own the Land that they intended to sell to the Client. They showed us a Survey Plan mapping the Whole area in their name including receipts. Upon Investigation, we discovered that the Land offered for sale Falls within IPAJA NEW TOWN SCHEME

 

RECOMMENDATION: Its Unbelievable how brazen and devious these sellers are when they claim to own lands that are free from problems but when a smart buyer decides to investigate the Land with us, we end up finding these gigantic redflags. How the Sellers packaged a Government Scheme to Sell as their own to an Unsuspecting buyer perplexes me.

This has to be one of the toughest searches i have ever encountered. The seller was over confident and extremely condescending. He was so sure that this property was a good one and that the documents they had were very good. He bragged so much about the layout and deed of assignment he had and dared us to do a search. When we told the man, he didnt know what to say and just fizzled away. ALLEGED OWNERS: Alhaji G.A Adegbenro Previous Buyer trying to offload his land secretly to an unsuspecting buyer

 

STATUS OF THE LAND: The Agents were really forceful and threatening the Buyer to pay up quickly unless he won’t be able to secure the land. He was to pay almost N20Million for that plot of land but he was wise enough to conduct a search with us. The Sellers where so confident that the land was good and even flaunted the Layout used to sell these lands to unsuspecting buyers. Upon conducting our Investigation on that land, we discovered that the Land falls within the COMMITTED MENDE REVOCATION.

RECOMMENDATION: The Buyer was so happy with the news and quickly informed them to go shove their land up their A***ses. He couldn’t believe all the noise, stress and wahala emanating from the Sellers camp to buy this Land could actually mean that they wanted to sell him a Committed Land. Men these Land fraudsters are getting bolder by the day! Buyers beware o!

 

8. LOCATION OF THE LAND: Ujora Apasa Street, Allied Gardens Estate, Badore Eti-Osa local Government

 

STATUS OF THE LAND: The Seller happily introduced us to the land and gave us papers showing ownership of the Land including a Badore Gazette, A deed of Assignment Obtained from the Family and receipt showing full payment. He was very confident that the land was a Good land and even told us that he was processing the Governor’s consent presently at the Land registry so we should rest our minds. I asked him to provide the file number of the Governor’s consent he was processing and he brushed my questions aside comically and questioned if I was even a lawyer with all my foolish questions. Anyways to cut the Long story short, our search revealed that the Land he intended to sell to our client falls within the 300 HECTARES LEKKI GOVERNMENT ACQUISITION IN BADORE. When we told him the status of the land, he just demanded for his papers and walked away. Apparently he knew that land was very bad but he was waiting to see if we would discover this faux pas.

 

RECOMMENDATION: This Badore is something else sha! All those beautiful houses surrounding Badore and very few people having good documents living in fear. God will grant their prayers one day and Government will ignore them and look elsewhere to demolish and acquire. If you live in Badore and you don’t have complete papers, can I hear a resounding “AMEN” from you? Lol

 

 

9. LOCATION OF THE LAND: Along Monastery Road, Sangotedo Town Eti-Osa Local Government

 

Land at Monastery road that the Sellers claimed to belong to an Individual but upon a proper land search, we discovered that the land belongs to a company totally different from what the seller intended to transfer to the new buyer. Please Shine your eyes when you want to buy a land at Ajah o more especially along that Monastery road!

STATUS OF THE LAND: The Sellers Claim to own a plot of land along the Famous Monastery road Sangotedo and they bought the land from Omoniles years back and due to cash flow problems, they were desirous of reselling the land. We asked for their documents and they gave us a Jokotade C of O in Sangotedo, deed of assignment and survey plan as proof of ownership. After we decided to verify the land, we ascertained that the Land falls within KINGS COURT MIXED DEVELOPMENT SCHEME.

 

RECOMMENDATION: To be honest I didn’t think the Sellers were trying to scam my client. They honestly thought that they had a Good land to sell and were very furious when they found out it was a bad land they purchased because they didn’t do any previous search. I really felt sorry for the couple but I couldn’t advise my client to buy a land already zoned else where to a private real estate company.

 

 

10. LOCATION OF THE LAND: Oko-Ebute Village, Alatishe, Ibeju Lekki

ALLEGED OWNERS: Bakare Salisu Family Land

 

STATUS OF THE LAND: This was a classic cat and mouse game between the Sellers and Omonile Lawyer team. They did everything possible to frustrate us from conducting a search there. The Seller was asked to pay a deposit before we could do any land search there. They were evasive, condescending and it had to result in a shouting bout before they released their Perimeter survey. At the end of the search we found out that the Land falls within PROPOSED CBD (CENTRAL BUSINESS DISTRICT) on the NTDA Base map.

 

RECOMMENDATION: For crying out loud, how do you explain to your children that the land you bought from Omoniles is inside the proposed future Allen/Opebi Business district in Ibeju Lekki?     It’s sad I am just knowing about you through your post on Linkefin. I bought a land at Sangotedo and when I tried to commence work another set of people came to the site and collected my tools and pursued the workers claiming I encroached on their land. I told them that I bought it from the Bisiriyu Family, showed them the receipt given to me and deed of assignment but upon investigation I later found out that the people claiming to be the family owners were Fraudsters and I paid the wrong people. I took them to the police but after some time they we’re let go. The real family gave me an option to either buy the land again for N6million or vacate the land. I have spent almost N10 million from the cost of the land to documentation, fencing and partial rafting and they want me to pay N6million again. I am really confused.

      If you have personally confirmed the real ownership, then you can surmon courage and pay them. Your spending on the land should not be left for another person, but be doubly sure that they are the actual family that you are paying. God helping you.

    There is a place called Unilag Estate behind Magodo that Omo-oniles are selling to unsuspecting buyers and passing it off as Magodo Extension. I almost fell victim to it when my colleagues at the office bought over 20 plots as a cooperative and wanted me to join. They didnt show me any papers to prove ownership but tried to coerce me to buy it as a group. When i finally buckled to pay the N4Million asking price, thats when i discovered trouble on the land and saw people fighting with the Omooniles to relocate them or give them back their money because they discovered the land isn’t Magodo extension as promised but Lands that belong to the Government. I will never trust Omoonile lands after this episode and i thank God so much for saving me because i was about to take a loan to buy this land and fence it.

    Barrister, you are doing a great job here. I have been a victim of land scammers myself and I know how excruciating it can be. But I want to suggest that you widen this forum for greater public awareness, sensitization and discourse on this endemic social evil. I only whimsically stumbled on this site myself today. In addition to being enlightened on how not to venture into risky land purchase/deals (E.g The Evils of Buying a Deceased Land with no Will) many Nigerians would like to know where it is risky to buy land in the country. You have done well in listing and even graphically describing a few of such locations and their fraudulent owners, particularly in Lagos. However, you can spread your tentacles to other parts of the country. This can be done through communal effort: creating a chat room for people visiting this site to furnish you with information on such locations and their proprietors which may be dependently or independently verified. This outlet gave some report of search of heactars of diamond being marketed by pwan homes limited saying the Ogudu chieftancy family is made up of 9 ruling family and Agunbiade family is one of the 9 ruling family which they bought plenty of hectares of land from and was agreed by all the ruling house to have a global C of O registered to Immam Arafa Shitta on behalf of the Ogudu cheiftancy family and each rulling house has its portion asigned to it from the land covered by the C of O which they are entitle to sell and this property was bought by pwan homes from Agunbiade family which said family ha snow sold and assigned to pwan homes limited. This are the information I got after doing invetigation that the land is actually biger than whats on the survey plan so I am really not convinced enough and do not know what to do. Please do you have any information as regards this company or the family mentioned above? Please help me sir..

    • I don’t know what is wrong with PWAN estate. I investigated their Diamond Hectares last year but they weren’t forthcoming with the documents and truth so I backed out of their deal for my client.

    • Elerangbe is an area that is under acquisition and some places there are committed. You have to conduct a search first to know what you intend to buy and know the kind of documents you are to obtain if it’s not a committed land.

    I am in the process of buying a plot within the peaceland estate ogombo lekki. The previous owner had already started building . He did not survey the land and has in his possession a receipt from the family he acquired it from. I have inspected the land and about ”charting” the plot to know if it’s free from government acquisition. The Agent claims the land is covered by the global c of o issued to the ruling family.     Hello Barrister, I must say you are doing a wonderful job in revealing the scams around land purchase. I recently acquired a plot of land at Cornerstone Estate with PWAN homes. To be honest, something doesn’t sit right with the whole deal. They are not responsive and I just don’t know. What is your sincere advice on these guys ? I see a lot of people have asked and you have sort of evaded the question. Could you be kind enough to answer this question ?

    We currently have an offer for a plot of land at the Agiliti area of Mile 12, the parcel of land shares boundary with Magodo.
    We were old people have bought into it and willing to give us at a give away provided we can pay ASAP. Investigations revealed that Magodo MRA have stated that they wont give access to occupant purchasing any part of the land, as it will devalue Magodo.
    Also, the registered survey provided shows that there is Govt acquisition, though being told the land owners have an agreement with the Government.

    Advise needed, as the land owners keep saying Magodo cant refused occupant of the land entry sighting various situations such as Omole 2 and Otedola Housing Estate.
    Please advise

      Hello Ali,

      I would have to say the fastest developing area in Nigeria right now is Ibeju Lekki, thanks largely to the Lekki Free Trade Zone. Any wise investor now should be buying a land along the LFTZ because once all the projects there are completed including Dangote refineries and a New International airport, properties there are going to become hot cake and that would be the perfect time to cash in big.

      I work with reliable real estate companies in Lagos. And I can confirm that landed properties along the LFTZ (full plot) cost between N600k and N5M. So depending on the property you are buying, N20M should be able to get you a few plots of land.

    i bought a land from the ministry of agriculture in ikeja alausa in april 2015…i got my survey more than a year later. The deed of assignment hasnt been issued and its almost 2 years… Should i be worried…the area was mapped for agriculture but later sold to the staff and some outsiders for a higher price. Can the government dupe me!

    I can see the lawyer is not responding yet on PWAN homes it will be very useful as they seem to be sellling lots of lands and not allocating any. Based on my dealing with them since beginning of this year I will say stay away from them. They have taken my money and said I’ll be allocated a plot by September, every time I contacted them since March they confirmed September, since September it has been one story or the other, they even told me there is a tiny print on the contract that says it can take 3 to 5 years which you will not hear nor see before you buy and I am yet to see it in the contract. To get my money back they proudly and foolishly said I will have to lose 40% of my money. I really think PWAN homes are fraudsters. They don’t allocate nothing, they just sell and sell and sell… perhaps till their company will pack up.

    Just looked up PWAN homes again, they seem to have lots of adverts to recruit staff and not actually advertising their property. Makes sense to recruit a lot of people since the business is about swindling people of their hard earned money. No need to advertise the product much.

      True talk bought the land through my family members who thought they knew what they were doing without proper checks. I wonder whether People in Nigeria have chewing gum on their eyes. They got scammed by PWAN homes in Ibeju Lekki, no land no money. The land was government property and they are still selling to people using dodgy consultants.

    Many thanks for the write up.

    I am seriously considering buying a piece of land this month because i think its one of the major way to invest, esp. with the way the economy is going, one can never tell when it would come in handy.

    So, i am thinking of buying one within an estate as it would negate the omoinile wahala even though the price of the land might now be almost twice its original one because of this;however, i came across one company called Labrintos and they are selling off some plots at Safari Gardens and park estate at Akodo Ise Ibeju Lekki by Lacampagne Tropicana.

    Can you please help confirm if

    1. they are a good and reliable property company

    2. the area in question will be a good buy or, if it’s a no-go area

    3. i plan to spread the payment over a few months, what documents should i look out for.

    PWAN homes sold me Tehila Gardens an estate I have confirmed I does not exist and is government property. They have realised they have been caught but still won’t give me my money. Lawyer you have been questioned about this company in the past. Please I need to let Nigerians know this, they are selling lots of estates, I wonder how many are non existent.
